A mobile office rental billed every 28 days produces 13 billing periods in 364 days, while calendar-month billing normally produces 12 periods in a year. The advertised rate therefore does not tell you the annual rental cost by itself. Ask the provider to show the billing interval, minimum term, partial-period policy and expected final invoice before comparing mobile office leasing proposals.
Compare the same project dates, not just the rate
For illustration, a $600 charge repeated 13 times totals $7,800; the same charge repeated 12 times totals $7,200. These figures illustrate billing arithmetic, not National rental prices. Neither total includes delivery, installation or accessories. A lower advertised rate can still produce a higher project total when the billing frequency differs.
Give each supplier the same intended delivery and collection dates. Request a written schedule showing every expected rental charge across that period. If the building is needed for school renovations, include the weeks required for furniture installation and the final move back—not only the weeks when students occupy the portable classroom building.
Establish when rental starts and stops
Check whether billing starts on dispatch, delivery, installation or another contractual milestone. These are different events. A trailer may be on the property while electrical connections or entrance equipment are still being completed. Coordinate the office trailer delivery schedule with site readiness so that avoidable delays do not consume paid rental time.
The end date deserves equal attention. Ask how much collection notice is required, whether an off-rent request must be written, and what happens if the provider cannot collect immediately. Confirm whether charges stop on the accepted off-rent date or actual pickup. Do not assume an unanswered telephone message ends the rental agreement.
Make extensions and accessory charges visible
Construction schedules often change. Before signing, establish the extension rate, any automatic renewal term and whether a partial final period is prorated. Ask what happens if you return the office before the minimum term ends. A flexible extension arrangement can matter more than a small difference in the opening rate.
- Identify the billing cycle for the trailer and each rented accessory.
- Separate recurring charges from transport, setup and collection.
- Confirm taxes, deposits and any required protection charges.
- Keep the accepted off-rent notice and final collection record.
Rented steps and ramps or a storage container rental may have separate terms. Review those alongside the office agreement rather than assuming everything ends together. Use the rental cost checklist to assemble a complete comparison, then compare mobile office prices for your actual dates, location and required layout.
